Looking at the Nashville market today, it’s easy to feel like you’ve missed your moment. Prices are climbing, competition is fierce and it can seem overwhelming to know where to begin. However, I’ve seen time and again that the real key is to start right where you are with what you have.

One of my clients purchased his first investment property in 2008. It was a basic single-family home. Nothing fancy. But ten years later, he sold that home and used a 1031 exchange to purchase two quadplexes. That one small decision positioned him to build lasting wealth. He didn’t wait until he had it all figured out; he took a step and that step turned into something greater.

Nashville appreciation is outpacing what most people can save. That means the longer you wait, the further behind you can fall. But if you’re willing to start small, the rewards can be significant.

Here are a few simple steps to get going:

Start with education. Learn the basics of real estate investment and understand lending and financing options, as well as the types of returns to expect.

Know your numbers. Ensure the property will generate a positive cash flow. This involves examining rental income, expenses, reserves, and potential repairs.

Focus on emerging areas. Neighborhoods like Antioch, Madison and parts of North Nashville continue to offer strong opportunities for long-term growth.

Be willing to begin small. A condo, duplex or even house hacking your own home can be the perfect first step.

Real estate investment isn’t just for those with deep pockets. It’s for those with vision, strategy and courage to move forward in faith. Every real estate journey starts with one decision. One door. One step of faith.
